West End Toronto Real Estate Market Update - May 2018

The Toronto Real Estate Board just released the May numbers, and despite the exhaustive media reports about an overall 22.2% drop in sales and 6.6% drop in prices, compared to last year, there are certain segments of the west end market that are still flourishing, while others are holding their own!  Here is a breakdown of the west end Toronto real estate market for May 2018.  If you would like to compare last month's numbers, you can find them here.

What does this mean?

There has definitely been an overall drop in the number of sales, but prices in some areas have remained steady and are even showing a year-over-year increase.  W01 in particular is doing very well, with increases in all categories, except for a minimal drop in price for detached homes.  We are still seeing some bidding wars, generally for homes that show very well and are well located, and for homes that have been priced aggressively.  Otherwise, homes are taking longer to sell and there seems to be reluctance and trepidation on the part of buyers.  From a buying perspective, this is a good time to buy, as you will probably have more selection, more time and the possibility of negotiating off the list price.  For further insights, or if you have any questions about the market, don't hesitate to get in touch.  We are always available for your questions!

Feels like summer in The Junction

It feels like summer today & summer in The Junction makes me happy. We could use a few awesome roof top patios to increase my happiness but it's all good. Did you see the article on Blog TO about spending a day in The Junction? What do you think? Did they nail it? Or miss out on any of your favourite spots?

The Junction is no longer just a weird historic rail yard area west of Dundas and Keele where all the streets seem to go wonky, a neighbourhood only locals and residing families really understood. Cool bars and microbreweries are starting to mix in with the organic cafes, farmers’ market and street fests, and the results are exciting.

     The TTC Junction Area Study has been completed and there are some new proposals to bus services along Dundas West, St. Clair and Parkside. Have a look and provide your feedback to the TTC.    The annual Junction Summer Solstice festival takes place on June 23rd so save the date. I did prefer when the street was closed down but they are trying to work in the use of the side streets to still give that market vibe. I will really miss the train platform and lot when it goes the way of a condo.I really laughed at a few of these articles about growing up in the west end. Will be interesting to see what my kids say in 10 years about growing up in The Junction!Well, short and sweet today since I'm off to a very special wedding at George on Queen St tonight.
